Are there limits to your jurisdiction?
While I’ve held real estate licenses in New York, New Jersey, Pennsylvania, Maryland, Virginia, and Washington, D.C., I am qualified to serve as an expert witness nationally. My expertise is grounded in over 28 years of experience in residential real estate brokerage, compliance, and agent supervision. I apply widely recognized industry standards and the National Association of REALTORS® Code of Ethics, which are relevant across state lines. I provide analysis based on standard practices in the brokerage industry, not state-specific licensing.
What are the costs of your services?
I bill at an hourly rate for all services, with a minimum non-refundable retainer required to begin work. If you’re considering retaining me, just ask — I’ll gladly provide a detailed fee sheet and a copy of my retainer agreement for your review.
When should an expert be brought into a case?
Ideally, early. Involving an expert at the outset helps ensure you have a viable case and that no critical issues are overlooked simply because the right eyes weren’t on the file. That said, if you’re already deep into the matter and need support, I’m happy to step in and help at any stage.
Do you work with both plaintiffs and defendants?
Yes. I provide expert analysis and testimony for both plaintiff and defense counsel, depending on the facts and needs of the case.
Can you help before a case is filed?
Yes. I can assist early in the process to help evaluate whether you have a strong case and whether the facts and circumstances support your position. Early expert input can prevent costly missteps and strengthen your strategy from the start.
What types of documents do you require for review?
I ask for all documents that are relevant to the case. This typically includes contracts, disclosures, emails, brokerage files, MLS data, timelines, and any correspondence or reports related to the transaction. A complete picture allows for a thorough and accurate analysis.
What is your availability and typical timeline for services?
My calendar is flexible to accommodate your needs. The timeline depends largely on the volume and complexity of the materials to be reviewed and analyzed. I’ll provide a clear estimate once I understand the scope of the project.
Do you work on commercial real estate cases?
No, I do not. Commercial real estate is outside my comfort area. My focus is exclusively on residential real estate matters.
